The Requirements of the SOP
The new S.O.P. requires that all real estate brokerages inform prospective buyers whether or not the agency requires that those buyers provide the following three items before any properties can be shown to those buyers. Specifically, the items are as follows; with each item is SVR Realty's position on the item.
Whether or not the buyer must:
1. Provide identification to prove who they are: SVR position is no, the buyer is not required to
identify themselves.
2 Sign an exclusive right to represent (ERTR) agreement: SVR position is no, the buyer is not
required to sign an ERTR agreement.
3. Provide pre-approval for a mortgage loan / proof of funds sufficient to purchase the properties
they wish to view: SVR position is no, the buyer is not required to provide proof of funds.
But even though the agency has chosen not to require that buyers provide identification (question 1) or proof of financial ability (question 3), the seller of the property can require those items be provided before a showing is permitted.
